A good guideline is to set aside about ten percent of your property's value in order to make sure that you have the money to decorate your home properly. Buyers who are looking at more upscale options will naturally expect a higher level of decoration to be completed in order to make them interested in what you are offering them.

Often people who are trying to purchase a house will react more favorably if they see walls painted in neutral tones. Bright colors may appeal to you or your family but a buyer may be looking for a property they can simply move into. You may look around and see a room that is full of mementos and souvenirs but a buyer may see a cluttered room that is too small for their own things. This can turn them off of buying your condo or house. Because of this stagers will usually tell you that you need to remove some of your more personal items from the walls and from furniture.

Rearranging furniture or replacing existing pieces with new items is also fairly common. Often a staging company will use a rental agency in order to get new furniture and will simply place existing items into storage. This can be helpful but storage rental fees can add up and end up blowing your budget. Make sure you consider these extra costs.
