There should be someone who is more detailed in helping you with the best locations locally or around the state.

Be careful with overpricing. Nothing is not negotiable enough. You have to be able to get an expert at waterfront properties for you to have access to the ins and outs of this type of market. The regular ones have a general idea, but not nearly as tuned in to the area as the ones who have specific expertise with something like this.
