What Is Involved In Office Sublease Process

By Stacey Burt

For a company that is just starting the entire venture, there are various things that might just not be possible. One would be owning your personal office space immediately. This is especially true for companies with lower budgets. And the only solution to this would be to rent from a particular establishment.

But one thing that seems to be a growing tradition in some places is allowing other people to share the space with you for a fee. This is also called office sublease Chicago. If you feel that the rent is just too much to handle and you can see that there is a huge space that you cannot occupy at the moment, this is one of the things that you can do.

Before you can go ahead and look for a tenant, there are several things that you have to establish. Review the contract that you signed with the landlord. Try to see if there are any areas that could be in connection to subleasing agreements and whether or not it is permitted in their space. You need to go through the contract again before you can face the landlord.

If the contract states that it allows for it, you have to check with your landlord about your decision. This is so that you can discuss the underlying terms of having a subtenant with you. If the contract does not allow it, your only hope is to ask the landlord if there is a possibility for it to be changed.

When everything is cleared already, you have to double check the space that is available. You have to know that not every vacant area is suitable to be given up for the subleasing. You have to check if it will not block the doorways because if it does, this might not be the best option to take. And you have to be certain that the other tenants would not be a disruption to the activities that you are doing during business hours.

It is also important to let your neighbors know that you will be subletting some of the space that you have to another office. This is so that they can be prepared if there are any disruptions in the future. If you do not inform them beforehand, there is a chance that this will be the source of disputes that you want to avoid at all costs, mainly because it is never good for the business.

When everything is in order, the next thing that you have to seek is the right tenant. You have to be certain that the space would work for them. On the other hand, you also need to share your space to a person or company that can be trusted. There are others who tend to meddle with the things in the neighboring office.

Before you decide that subleasing is what you want to do, you have to be certain about your plans for the future and your time line about it. There are other businesses that can grow and might need the extra space for more staff. These possibilities should be indicated clearly on the contract.

One thing that you must include when you both sign the contract are the rules that needs to be followed by all tenants including your staff. This is so that both of you will exist harmoniously in one area. And this is also a way to avoid disputes.
