By Tammie Caldwell

A house assessment is a very important thing. It is very important for each and every property owner to ensure that he has an inspection performed in the luxury homes in Hawaii for sale. From the assessment the owner will be able to identify the kind of defects that are present at the residence, and can therefore make sure that they are dealt with as soon as possible.

When it comes to having an assessment performed, you can either choose to perform it yourself, or hire an inspector to do it on your behalf. For those who choose to perform their own assessment, there are several things that they should look out for. The very first place to check should be the gutters.

Locate a ladder that can be used in reaching the roof and the gutters. It is important to make certain that the gutters are clean and that they do not have any trash. As for the roof, check for discoloration signs as well as any missing shingles.

When done with the two areas, you can step down from the ladder in order to inspect the sidings. The sidings, also known as the house walls are expected to be straight at all times. Therefore, if you come across any bulging or bowing, be sure to note this down.

You should also give your foundation a thorough check. In any property, the foundation is always the most important area. For houses that happen to have some space below the foundation, you can try and check whether the area beneath the foundation has mold in it. Mold is very common in areas that are dark and wet.

Having checked the foundation, you can now start heading back into the house. You must however start by checking the front door. Doors that have been made from timber are often affected by weather conditions. As time passes by, the doors may become affected by a condition known as weathering.

Once inside the residence, begin by assessing the condition of your windows. You must make sure that all windows can open and close with ease. You must also assess the condition of the caulking around all the available windows. The locks should also be functioning properly.

A proper assessment of the floor area will also be required. This may necessitate removing the carpet in order to get a better view of the floor boards. Ensure you check for missing or broken floorboards. Where tiles have been used, the same checks should also be performed.

As you go about assessing the different areas, it will be essential to make certain that you assess the ceiling as well. When assessing the ceiling, you will be checking for any stain marks, or repair marks that could be present. Staining is a sign that the roof could be leaking and as such should be assessed again.

You can complete your assessment by checking the condition of the utilities. Examine the water pressure in the toilets to make sure that they can all flush. You will also need to check whether the lights are functioning in all the rooms.
